Description
The New Arcade was developed in 1876 on the site of the gardens associated with Frederick Lodge. The arcade had a glass roof. It was occupied by small shops including a Marks and Spencer Penny Bazaar (1900) and Mrs Palmer’s Music shop (1900). The latter came to occupy most of the arcade and the site became known locally as Palmers’ Arcade. The arcade was demolished in the 1970s to facilitate the extension of the Telephone Exchange.

The Telephone Exchange was constructed in two main phases. The first building was constructed in the 1930s. This was extended in the 1970s with the addition of a tower extension. Palmer’s Arcade was demolished to facilitate the Telephone Exchange extension.

The Telephone Exchange was constructed in two main phases. The first building was constructed in the 1930s. The frontage faces St Thomas Street. The ground floor has two entrance ways with five windows. It is clad in ashlar sandstone. The next three storeys have 3x7 windows. The fourth storey has a row of five roof top windows. The Telephone Exchange was extended in the 1970s with the addition of a tower extension. Palmer’s Arcade was demolished to facilitate the extension.

Since c.1827 the site has been occupied by a public house called ‘The Providence Garden Inn’. The public house was subsequently renamed and became known as the Palatine in 1855. The Palatine Hotel was later renamed Mowbray Park Hotel.

Description
Former Binns department store constructed in the 1930s in a classical style. Binns was founded by George Binns in 1811 as a drapers on Sunderland High Street. The shops moved to 173 High Street West in 1880 and then to Nos 38-39 Fawcett Street in 1888. By 1921 they had expanded to occupy the whole block and premises on the west side of the street and part of the east side. Both buildings were rebuilt due to war time bomb damage between 1953 and 1962.

The shops moved to 173 High Street West in 1880 and then to Nos 38-39 Fawcett Street in 1888. By 1921 they had expanded to occupy the whole block and premises on the west side of the street and part of the east side. The western department store was clad using a stripped classical style with shallow porticos, pilasters and entablature with suggestions of Streamline Moderne style. The western store was rebuilt in 1953 and the eastern store was rebuilt in 1962 after wartime bomb damage. The eastern side was a classical styled 1930s construction. Binns was taken over by House of Fraser. The east building closed in 1989 and the west in 1993. The western building is now occupied by Wilkos and the entrance to the City Library is now located on the east side of Fawcett Street.

Former Walton’s Hotel which was the home of James Laing a shipbuilder until the early 1860s when he moved to Thornhill House. The building became the Vestry bar, the original bar still exists within the premises. By 1913 the Theatre De Luxe was established upstairs. In the 1970s the bar became the last male-only drinking establishment in the centre of Sunderland. The building is now occupied by the Vestry Tea rooms and Triple Six Tattoo Studio.

The building is constructed out of brick with a decorative frontage constructed out of local measures sandstone. Brick chimneys can be observed on either side of the building.
